The train Dubai–Abu Dhabi is now connected by metro to Jumeirah Golf Estates : this is it makes for investing in Dubai, buying on off-plan and aim for return rental in the south of the city.

Etihad Rail is beginning to reshape Dubai’s real estate landscape. Since September 30, 2026, the train has been connecting Dubai Al Yalayis Station to Abu Dhabi in just over an hour, and since October 15, a 400-meter walkway has linked it to the metro. For European investors, southern Dubai—led by Jumeirah Golf Estates—is becoming one of the city’s best-connected neighborhoods. Here’s what’s opened, what it reveals, and how it changes the landscape if you’re considering buying in Dubai.

Etihad Rail in Dubai: What Has Actually Opened

The Dubai Al Yalayis Station is Etihad Rail’s first passenger station in Dubai. It is located in Me’aisem First, right next to Jumeirah Golf Estates, along Sheikh Mohammed Bin Zayed Road (E311). It opened on September 30, 2026, the same day as the Al Dhaid Station in Sharjah.

At launch, the offering is as follows:

  • Five trains a day in each direction between Dubai and the Mohamed bin Zayed City station in Abu Dhabi, with a travel time of approximately 1 hour and 4 minutes;
  • one train per day in each direction between Dubai and Fujairah, with a travel time of 1 hour and 10 minutes;
  • Tickets starting at about 9 € (39 AED) in Comfort class and about 25 € (109 AED) in Premium class on the Dubai–Abu route

On October 15, the pedestrian bridge connecting the train station to the Jumeirah Golf Estates metro station on the Red Line opened. It is approximately 400 meters long, covered, and equipped with moving walkways. It takes five to seven minutes on foot to walk from the metro to the train station via exits 1 and 2. The RTA’s free shuttle buses continue to run between the two stations.

In practical terms, you can now take the metro from Dubai Marina or Downtown, transfer at Jumeirah Golf Estates, and arrive in Abu Dhabi without driving.

What the Train Station Reveals About Dubai's Real Estate Market

Real information isn't just the train itself. It's the accumulation of lines in one place.

Today, Jumeirah Golf Estates is already served by the Metro’s Red Line and Etihad Rail. In the future, the Metro’s Gold Line—a project estimated at approximately 7.9 billion euros (34 billion AED), spanning 42 kilometers with 18 stations and scheduled for completion in 2032—is also set to serve the neighborhood and connect to Etihad Rail. In the longer term, a high-speed train is planned for around 2030 to connect Dubai and Abu Dhabi in about 30 minutes, with stops scheduled at Al Jaddaf and Al Maktoum Airport.

Several neighborhoods around the station benefit directly from this transportation hub: Jumeirah Golf Estates, Al Furjan, Dubai Investment Park, Green Community, Dubai Production City, Expo City Dubai, and Dubai South. Al Maktoum Airport is about 30 minutes away by car.

When it comes to prices, market analysts remain cautious. In their view, part of the effect is already factored into prices, especially at Jumeirah Golf Estates, where villas are among the most expensive in Dubai and supply is limited. They do not expect a sharp increase in the short term. On the other hand, they view transportation as one of the strongest drivers of long-term value: higher demand, easier resale, and prices that hold up better than in neighborhoods with poor transportation links.

What This Means for a European Investor

For those of you investing from Belgium, France, Switzerland, or Luxembourg, three key points stand out.

A broader rental market. A property near Al Yalayis may appeal to a tenant who works in Abu Dhabi but prefers to live in Dubai—or vice versa. The pool of potential tenants is expanding. Rental yields in Dubai still depend on the purchase price, the actual rent, and the operating costs: it’s important to calculate both gross and net yields, neighborhood by neighborhood, before making a decision.

A Consistent Timeline for Off-Plan Purchases. A pre-construction purchase made today in southern Dubai is projected to be delivered between 2028 and 2030. This period coincides with the anticipated expansion of the rail network, ahead of the Gold Line’s arrival in 2032. A property delivered in a neighborhood with improving transportation links could be easier to rent out and resell, though nothing is guaranteed.

A selling point. Proximity to a train station, the subway, and an international airport: this is an easy selling point to highlight to the next buyer, whether they’re a resident or an investor.

It is in these types of neighborhoods undergoing change that the selection of a project matters most. At Leximmo, we work with more than 300 developers—including Emaar, Sobha, Ellington, Arada, Meraas, and Nakheel—to compare projects in the same area and select the ones that stand up to scrutiny.

Things to Keep in Mind Before Buying Near Etihad Rail

  • Don't overpay just because it's near the train station. Compare the price per square meter with neighboring neighborhoods. If the difference is already significant, much of that effect may already be factored into the price.
  • Measure the actual distance . “Near the station” could mean a five-minute walk or a fifteen-minute drive. Jumeirah Golf Estates and Dubai South are large neighborhoods.
  • Look at the current schedule, not the launch schedule . There are five trains a day in each direction. The frequency may change, but your profitability analysis should be based on the current schedule.
  • Check the schedule . When buying off-plan, the delivery date and payment schedule are just as important as the future subway line.
  • Take the residents’ profile into account. In neighborhoods with single-family homes, many residents get around mainly by The train station adds value to the neighborhood, but it isn’t always the tenant’s top priority.

A Word from the Tax Lawyer

In the UAE, individuals do not pay tax on rental income. However, if you are a tax resident of Belgium, France, Switzerland, or Luxembourg, you must still report your property in Dubai in your home country, in accordance with that country’s own rules and the tax treaty it has signed with the UAE. The best approach: have your situation reviewed before you buy, not after.
