Rental Disputes in Dubai: Settled in an Average of 6 Days—Here’s What It Means for Your Investment
Invest in Dubai since Belgium Belgium, from France, from Switzerland or the Luxembourg : how the settlement fast of disputes rental ensures your rental rental and this it need to to check before buying in Dubai.
A rental dispute in Dubai is now resolved in an average of six days when the landlord and tenant agree to go through mediation. For those of you looking to invest in Dubai from Europe, this is a key fact: your rental return depends on a system that resolves disputes quickly.
News: 2,350 Settlements in Nine Months at the Rental Dispute Center
The Dubai Rental Disputes Center released its figures on October 9. Between January and the end of September 2026, its mediation service reached 2,350 amicable settlements between landlords and tenants.
The total amount at stake is approximately €93,300,000 (401,000,000 AED). Each case was resolved in an average of six days.
Do the math: on average, a settlement amounts to about 39,700 € (170,600 AED). We’re talking about annual rent, security deposits, and back rent. These aren’t small amounts.
The key point is legal. Once both parties agree, the judge overseeing the mediation validates the agreement. This document then becomes enforceable. If the tenant fails to pay what they agreed to, you can proceed directly to enforcement without another trial.
Please note: These six days apply to cases settled out of court. A dispute that proceeds to litigation takes longer, involving a hearing, a judgment, and sometimes an appeal.
What This Means for a European Investor
When you buy property in Dubai from Brussels, Paris, Geneva, or Luxembourg, your real concern isn't the price. It's the tenant who stops paying while you're 5,000 kilometers away.
In Europe, cases of unpaid rent are generally handled by a justice of the peace, a court, or a conciliation authority, depending on the country. The process often takes several months. This is not a criticism; it is simply the nature of systems that strongly protect tenants.
In Dubai, the system works differently. The Rental Disputes Center is a specialized court under the Dubai Land Department (DLD) that handles only lease-related matters. Mediation is the mandatory first step. And in the rental market, rent is often paid in advance, in one to four checks per year.
In practical terms, this offers three advantages for your real estate investment project in Dubai:
- A higher risk of non-payment. A dispute is resolved in days or weeks, not seasons.
- Remote Management You don't need to be there in person: your manager or attorney acts on your behalf under a power of attorney.
- More predictable returns . Fewer months of vacancies or unpaid rent mean net returns that are closer to the expected return
For a well-located apartment, the rental yield in Dubai could be around 6 to 7% gross, or about 4.5 to 5.5% net after condominium fees, management fees, and vacancy costs. These figures depend on the neighborhood, the type of property, and your strategy. But every month of unpaid rent that you avoid directly impacts your net income.
Let’s take an apartment that rents for €27,900 (120,000 AED) per year. One month of lost rent is about €2,300 (10,000 AED) less. Six months of legal proceedings is half your annual return. Six days is almost nothing.
The same is true for off-plan purchases. If you buy off-plan with the intention of renting it out upon completion, this rental framework is what will keep your property generating income for years to come.
A Tax Lawyer's Perspective
It's good to settle a dispute quickly. It's even better to report your rent correctly. Because the tax systems in Dubai and your country of residence don't operate the same way.
In the UAE, there is no personal income tax on your rental income. But if you remain a tax resident in Europe, your rental income will still be on your tax authority’s radar. The tax treaty between your country and the UAE determines who taxes what.
In summary, depending on your country of residence:
- Belgium and Luxembourg : Real estate income from the UAE is generally exempt, but it is taken into account when calculating the tax rate on your other income (progressive tax reserve). You must report it.
- France : Under the treaty, the United Arab Emirates is responsible for taxation, and France grants a tax credit equal to the French tax. In practice, the income affects your tax rate and must also be reported.
- Switzerland : Foreign real estate is exempt, but is taken into account when determining the tax rate on income and the
The first thing I look at in a file:
- Payments received after collecting overdue rent are still considered rental income. You must report them in the year you receive them, in accordance with your country’s rules.
- The Emirati bank account . You must report your Dubai account in your country of residence. It’s a simple formality that helps you avoid fines.
- The ownership structure. As an individual, through a corporation, or as a partnership? Your choice affects your tax situation, your estate planning, and how you can represent yourself before the Dispute Resolution Center.
- When buying property in Dubai, make sure to prepare a suitable will so that your heirs aren't left stuck managing a lease without the authority to do so.
The right approach: Think about taxes and rental management before signing the lease, not after the first problem arises.
Things to Keep in Mind Before Buying a Property in Dubai to Rent Out
The system is fast, but it only protects owners who have followed the rules. Five points to keep in mind:
- Register your lease on C’est —it’s the official lease registry in Dubai. Without Ejari, you cannot file a claim with the Rental Disputes Center.
- Comply with notice requirements. To reclaim your property (for sale or personal use), you must provide 12 months’ notice, sent through a notary or by certified mail. In the event of nonpayment, a 30-day formal notice must be issued before legal proceedings begin.
- Follow the rent index. Rent increases are capped by the official index. Any increase exceeding this limit will be reduced to the cap in the event of a dispute.
- In anticipation of the new law on shared housing . Starting in August 2026, shared housing must be reserved for either families or individuals. Existing properties have one year to comply.
- Choose a licensed property manager. They’ll select the tenant, collect the checks, and act quickly if a problem arises.
The real work happens beforehand: a good neighborhood, a good developer, a good lease. That’s what keeps you from having to go to the Rental Dispute Center.
