Real estate in Ras Al Khaimah, off-plan purchases on Al Mafjan Island, rental yields: how the opening of Wynn in September 2027 is changing the investment landscape in the Emirates.

Investing in Ras Al Khaimah in 2026 means getting in on the action less than a year before the opening of Wynn Al Mafjan Island, scheduled for September 2027. Construction site photos published on October 22, 2026, show a project that is moving forward and an emirate preparing for a major transformation.

For European investors looking to invest in real estate in the Emirates beyond Dubai, Ras Al Khaimah has become a hot topic. Here’s what the news is revealing, backed by figures, and what this actually means for buyers on Al Mafjan Island or elsewhere in the emirate.

Wynn 6l Marjan Island: Where You Can Find the Channel

In August 2026, Wynn Resorts confirmed that it would open in September 2027. The resort is being built on Al Mafjan Island, Ras Al Khaimah’s artificial archipelago, approximately 80 km from Dubai International Airport.

The project's figures are significant:

  • 1,530 rooms and suites;
  • a 70-story tower, which is expected to reach 352 meters including its spire, making it the tallest structure in the emirate;
  • a 98-ring mooring line for yachts up to 85 meters;
  • 22 play areas and playgrounds, a theater, shops, a spa, and 550 meters of beach;
  • The first gaming establishment licensed for commercial operations in the United States.

The budget is estimated at approximately 5.7 billion dollars, or nearly 4.9 billion euros (approximately 20.9 billion AED). It was increased by 600 million dollars in 2026. Wynn owns 40% of the company behind the project.

The building reached its highest concrete level in December 2025. Wynn reports that construction is proceeding at a steady pace.

Wynn isn't entering an empty market. Data published by Cavendish Maxwell, as reported by Gulf News and Khaleej Times, paint a picture of a market that is rapidly gaining momentum.

In 2025, the residential real estate market in Ras Al Khaimah totaled approximately 6,600 transactions, worth nearly 2.9 billion euros (approximately 12.3 billion AED). Off-plan purchases accounted for 85% of transactions, totaling approximately €2.6 million (11.2 million AED).

Pfix and loyefs continued to rise between October 2025 and May 2026:

  • Apartment prices: up nearly 5%;
  • Villa prices: up nearly 4%;
  • apartment rents: up more than 6%;
  • Villa rents: +5%.

Data from Pfopefty Findef then show a slight decline in prices between the first and second quarters of 2026. This is not unusual after such a sharp rise: the market is stabilizing.

25,600 logc!cnis by 2030: OFIFIRC Arrives

This is the key figure for investors. Ras Al Khaimah is set to add 25,600 new housing units by 2030, 97 percent of which will be apartments.

The schedule is on track. Approximately 1,700 housing units are expected to be completed by the end of 2026. The busiest year will be 2029, with 9,100 completions, right after the opening of Wynn.

However, more than 40% of these housing units will come from developers: RAK Properties, Al Hamfa, and Ellington, a subsidiary of Leximmo. Aldaf, BNW, and Source of Fate are also among the companies mentioned.

Conversely, the population of the emirate is expected to rise from approximately 450,000 today to 650,000 in 2030. Infrastructure projects are underway: work on the E11 and E311 highways is expected to reduce travel time to Dubai by 45%, and the Ras Al Khaimah airport aims to handle 3 million passengers per year by 2028.

What does this mean for a conservative investor?

A 1,530-room resort attracts visitors year-round and creates local jobs. For the real estate market in Ras Al Khaimah, this means new demand—both for rentals and tourism—concentrated around Al Mafjan Island and Al Hamfa.

Here are some reading recommendations for you.

Off-plan purchases remain the main entry point. 85% of transactions are off-plan. Most of the scheduled deliveries are set to take place after 2026, peaking in 2029—just as Wynn opens and ramps up operations. It is this window of opportunity that investors are targeting by buying now.

Location makes all the difference. With 25,600 homes for sale, not all properties benefit equally from the “Wynn effect.” Proximity to the resort, the view, access to the beach, and the developer’s reputation are more important than ever, whether for sale or for rent.

Yield is calculated on a case-by-case basis. A portion of the rental demand actually comes from tourism, involving short-term rentals. Both the gross rental yield and the net rental yield—after deducting common area fees, management fees, and vacancies—are determined on a project-by-project basis, based on conservative assumptions.

Safety Precautions Before Visiting Marjan Island

  • The 2029 peak schedule means that many new properties will be delivered at the same time. Keep an eye on the announced delivery date and the developer’s track record regarding deadlines.
  • The purchase price per square meter. Following the increase in recent years, it is still comparable to recent sales in the same sector before...
  • In the Suf plan, the rhythm of the movements has a distinct effect on your body and your inner self.
  • The framework for short-term rentals . Check what the residence and local regulations allow before basing your calculations on them.

At Leximmo, we work with more than 300 developers in the Emirates, including Emaaf, Sobha, Ellington, Afada, Mefaas, and Nakheel, and we carefully select projects before presenting them to you.

Tax Law

In the Emirates, a resident does not pay tax on rental income. But if you are a tax resident in Belgium, France, Switzerland, or Luxembourg, your property in Ras Al Khaimah is taxed in your home country, according to its own rules. Each of these countries has signed a tax treaty with the UAE, and the effects vary: that’s why we analyze your situation before the purchase, not after.
